Эксперты прогнозируют рост цен на новостройки в России
С начала 2020 года новостройки в России подорожали примерно на 8%, по итогам 2020-го рост цен составит 12–15%. Такой прогноз "Известиям" дали участники рынка недвижимости.
Средняя стоимость 1 кв. м на первичном рынке недвижимости в российских городах-миллионниках на данный момент составляет 80,4 тыс. рублей — это на 3% выше, чем месяц назад, рассказал руководитель аналитического центра ЦИАН Алексей Попов. С начала года цены в регионах выросли на 5–8%, заявил генеральный директор риелторской компании We know Александр Галицын.
"Мы ожидаем дальнейшего роста цен — до 12% по итогам года. В числе причин — высокий спрос из-за программы льготной ипотеки под 6,5% и выход на рынок инвесторов — граждан, которые решили снять накопления с депозитов и вложить в квадратные метры", — спрогнозировал Алексей Попов.
При этом отмечается, что существенный рост цен на российском рынке жилья продолжается уже более двух лет в связи с переходом отрасли на новые правила проектного финансирования стройки и продажи квартир через эскроу-счета. Акционер, управляющий партнер ГК "Основа" Олег Колченко рассказал, что данные изменения стали первопричиной сокращения объемов жилья на рынке, а также снижения выданных разрешений на строительство и, как следствие, роста стоимость 1 кв. м.
