Specialists ST Development developed the concept of cottage town "Primorsky" located in Yevpatoria (Crimea).
The general plan of "Primorsky" settlement envisages construction of 113 cottages of area from 190 to 250 sq.m at fenced-protected territory of 21 hectares. Land lots of 1100 – 1600 sq.m are located in such a manner to provide a maximum convenient access to housing developments.
Land lots are offered with obligatory construction contact; the most of the houses in the settlement are commissioned under preliminary finish.
The future owners are offered 3 - 4 different projects of cottages depending on area and location with possibility to create individual designing solutions (within a house).

Central communication system provides continuous vital activity of "Primorsky" settlement. Autonomous heating and hot water supply system is installed in each cottage.

Zoning and improvement:
Single architectural and art concept of the settlement has been carefully thought over with consideration of surrounding landscape peculiarities and potential users’ wishes. The houses in "Primorsky" settlement will be built in the Western European style.
Landscaping works, paving, lighting, planting, improving of green walking zone, sports and children playgrounds will be carried out at the territory as well as several ponds will be improved.
Social infrastructure:
Developed infrastructure will be organized in the settlement including shopping and entertainment complex, administrative and control building, sport complex, maintenance service and security, first-aid post, guest parking etc.
Security:
Professional security service provides 24 hours guarding of the fenced territory. By request, the security service specialists may create multi-level security system with introduction of modern surveillance and signaling means. Check-point regime is organized at the settlement’s territory.
Management:
Own maintenance and management company will be established for the life support of "Primorsky" settlement, which carry out further servicing of buildings, engineering systems and roads, territory cleaning as well as other services provision.
