Fall of Prices on Khrushchevki


 

Association of real-estate experts (realtors) of Ukraine supposes prices on houses built in 1960-1970 will fall in Kyiv the nearest time. Its president Alexander Bondarenko considers it is concerned with probable reconstruction of wards built up with these houses.

In his opinion, people who have money to buy apartment now will not want to buy khrushchevka (five-storey apartment block built during the Khrushchev era 1953-1964) in order to expect for new housing during wards reconstruction. Besides, according to Bondarenko, even after resettlement to the new house everybody will hardly want to expect for the end of wards reconstruction where khrushchevki are situated nearby. 

“Why should I pay for khrushchevka by overcharge, and then to wait for resettlement for three years, and then to live near reconstruction for three years?” Bondarenko noted.

Now paying capacity of population is not high even in comparison with last year. So citizens who can buy apartment tend to choose good housing but not to pay high price for old flat.

“Buyer does not want to pay US $2,500 per 1 square meter in khrushchevka. Sellers have to fall prices”, said Bondarenko.

As a reminder, Ministry for construction, architecture and housing and communal services intends to start realization of program on reconstructing the first houses built in 1960-1970 already this year.
